All our packages include personal mortgage advice and full handling of your mortgage application. We guide you from the first intake to the final approval. Our service also includes reviewing the purchase agreement, support with notary forms and checking the final notary invoice and advice on and handling home and life insurance applications. We can also help arrange your property valuation, your technical inspection and bank guarantee application.
Third-party costs are excluded and paid directly to the provider.

Frequently Asked Questions
When do I pay the mortgage advisor fee?
If your property transfer takes place within four months, we include our invoice in the notary settlement on the transfer date.
If the transfer is expected to take longer, we invoice you once the lender has finalised your mortgage and shared the details with the notary.
Is there a cost difference between bank advisors and independent advisors?
Yes. Bank advisors often appear cheaper but only offer their own products. Independent advisors compare multiple lenders and provide guidance throughout the entire process. That broader advice is reflected in the fee.
Do independent mortgage advisors receive commission from banks?
No. Independent mortgage advisors are not paid by banks. We charge a fixed, transparent fee and work solely in your interest.
Are mortgage advisor fees tax-deductible?
Yes, in most cases they are. Fees related to buying or refinancing your primary residence are usually tax-deductible under Dutch tax rules. This applies when your mortgage is repaid within 30 years using an annuity or linear structure.
How much does a mortgage advisor cost in the Netherlands?
Mortgage advisor fees usually range between € 2.500,- and € 4.000,- depending on your situation and the services included. Our fees are listed clearly above, so you know exactly where you stand.
